Facility Assistant-Home Loan

Job Duties:                    

To handle Home Mortgage Loan and staff housing loan which include:

a) preparing offer letter on approved loan applications, liaising with customers, developers, solicitors for the execution of security documents;

b) arranging for notarization of Mortgage Agreement and registration of mortgage with Land Bureau to protect the Bank’ s interest;

c) arranging setting up of Standing Instructions for loan repayment and subsequent amendment due to interest rate change or other factors;

d) establishing customer record, effect drawdown and  ensure security records and customer information are correctly captured in HUB  and subsequent amendments are updated;

e) arranging insurance cover with HSBC Insurance (AP) and subsequent renewal for each

    mortgaged property with the Bank’s interest noted and monitor receipt of the insurance

    policies for our safe custody

To follow up repayment in arrears with customers by sending tracers and telephone contacts, ascertain the reasons for delay in payment and monitor for the arrears to be settled.

To ensure security documents which include property ownership certificate with the Bank’s mortgagee right duly noted are duly completed, received and deposited into safe custody.

To handle loan prepayment transactions and ascertain the mortgage is properly discharged.

To arrange buy-back with developer and instruct lawyer to prepare documents for transfer of mortgage and debt.

To liaise with

a) lawyers in respect of legal proceedings against B &D customers and follow up action for execution of Court judgement; 

b) property agent/auction firm for the sale of the mortgaged property;

To prepare periodic returns/progress reports for submission to AOC and local authorities and assist in preparing data, statistics on ad hoc projects on request from AOC and local authorities.

Miscellaneous:

a)To handle customers’inquiries and snag cases;

b)To keep abreast of all local rules and regulations, credit guidelines etc and make sure that the operations are complied with internal and external requirements.
